Bangkok condo market shaken by recent earthquake

The earthquake that struck Bangkok on Friday has sparked renewed concerns about the structural integrity of high-rise buildings, unsettling prospective buyers and dampening the outlook for condominium sales and transfers in the second quarter of 2025. Market analysts warn the impact could mark the weakest quarterly performance for the sector in 15 years.

According to Phattarachai Taweewong, director of research and communications at Colliers Thailand, both foot traffic from potential buyers and actual sales figures for condominiums—particularly high-rise developments—are expected to decline across Greater Bangkok.

“The earthquake has caused significant concern among buyers regarding the safety of high-rise buildings,” Phattarachai said, noting that consumer confidence may take at least three months to rebound. He added that many purchasers with upcoming unit transfers may postpone these transactions to reassess building conditions.

The Thai Condominium Association reported that the third quarter of 2024 had already seen the lowest condo sales in 14 years, with total transactions reaching just 19 billion baht—the weakest performance since the second quarter of 2010. Industry experts now forecast that the second quarter of 2025 could see even lower figures, as safety concerns continue to weigh on purchasing decisions.

A number of high-rise condominiums in the capital were found to have suffered visible cracks and minor structural damage following the tremor. Although no casualties were reported, the incident has added to growing unease in a market already facing economic headwinds.

Several property sector representatives and association members were present at recent assessments of affected buildings, but officials say a full inspection and confidence-building measures will be necessary before sales momentum can recover.
